Melissa Ferrucci, CPA, is an audit senior manager with CohnReznick with over 13 years of experience. Melissa works closely with management and clients to provide financial auditing services, as well as value added recommendations. Melissa is responsible for the management, planning and supervision of audits and financial reporting for commercial real estate clients. She is also responsible for the management of several large for-profit affordable housing engagements, many of which are financed by Connecticut Housing Finance Authority and Department of Housing and Urban Development. In addition, Melissa has a background in tax preparation and review and works closely with the tax department on real estate tax compliance.

Melissa is a lecturer and developer for the local Commercial Real Estate, Affordable Housing and Government Industry Practice training programs. She is a National Instructor with CohnReznick’s Learning and Development Team, teaching a variety of staff development programs. Melissa is also a liaison for CohnReznick’s WomenCan program.

Throughout her career, Melissa has worked with owners, developers, consultants, syndicators and lenders, providing auditing services and guidance on commercial real estate and affordable housing issues. In addition, she has considerable audit experience with various sizes of municipalities within the State of Connecticut.

Patricia A. Flowers is Vice President with Investment Property Exchange Services, Inc., the largest and one of the oldest Qualified Intermediaries (QI) in the country. In her role she strategically guides tax and legal advisors and their investors through the process, structuring transactions to succeed within the parameters of the IRC Section 1031 Code. Being involved in real estate for most of her career allows Patricia the distinct advantage of understanding the many facets of the real estate transaction, resulting in thousands of successful Tax Deferred Exchanges over the past 18 years, preserving millions of dollars in equity for investors. In 2004, Patricia received one of the first industry-awarded Certified Exchange Specialist® (CES®) Designations, earned only by those who have mastered coursework and achieved a certain level of business performance, accompanied by years of specific industry experience and ongoing continuing education.

Patricia’s involvement spans the legal, financial, brokerage, tax and real estate industries. She is a member of various associations, including CREW-Boston (Women in Commercial Real Estate) and the Federation of Exchange Accommodators. Patricia is a frequent lecturer on IRC §1031 Exchanges and is an approved instructor for Continuing Education credit. She has authored a number of articles for publications over the years, including an ongoing column the New England Real Estate Journal. Investment Property Exchange Services, Inc. Edward S. “Woody” Shelton is an attorney with one of the region’s leading Commercial Real Estate “Boutique” Law Firms. Woody’s practice is concentrated primarily in the area of commercial real estate transactional work including acquisition, sale, lending, leasing, brokerage, title, survey, development, land use, environmental compliance and permitting as well as business law including formation of entities, asset and stock purchase & sale transaction and related business agreements. In addition to his legal skills, Mr. Shelton’s “real world” business experience in sales and marketing, equipment leasing and commercial real estate, acquired prior to embarking on his legal career, brings a valuable level of business acumen to the firm. As a result, he is able to comprehend, distill and counsel clients on the legal issues inherent in both real estate and business transactions. As an active member of his community in both civic and professional organizations, Mr. Shelton served for six years on the Zoning Board of Appeals for Rocky Hill and also served as the Chairman of the Rocky Hill Economic Development Commission for four years. He has been a frequent lecturer on topics within his areas of expertise. Mr. Shelton is an officer of the Executive Committee of the CT Bar Association’s Real Property Section, a board member of the Hartford Chapter of the Real Estate Finance Association of CT, has served as a board member of CREW, and continues to be an active CREW member.
